Home Improvement Payback Calculator
Before you sign for a new roof, heat pump, windows or solar, check the simplest question: how long until the savings cover what you paid?
Results
Enter a project cost, annual savings and maintenance to see the payback period.
How the calculation works
Net initial investment = project cost − incentives or rebates.
Annual net savings = estimated annual savings − annual maintenance costs.
Simple payback period = net initial investment ÷ annual net savings.
If incentives cover the entire cost, payback is immediate. If maintenance is equal to or greater than savings, the project never pays back on savings alone.
What this simple calculation leaves out
- Inflation
- Future energy prices and costs will change; this assumes savings stay constant.
- Financing
- Loan interest and fees can add substantially to the real cost.
- Opportunity cost
- Money spent here can't earn a return elsewhere.
- Resale value
- An upgrade may add some, none, or occasionally negative value at sale.
- Uncertainty
- Savings and maintenance figures are estimates and may be optimistic.
